That was the case with our recent light office build-out for HomeWAV LLC at 155 Weldon Parkway, Suite #117—a simple but effective facelift that helped prepare 7,215 square feet for a new tenant in St. Louis County.

The Challenge: Ready a New Office with Minimal Disruption


HomeWAV was preparing to move into a new suite and needed basic improvements to freshen up the environment. The layout was mostly functional, but a few changes were needed to:

  • Match lighting color temperatures across all fixtures

  • Remove outdated elements like an unneeded wall

  • Brighten the space with clean, neutral paint


This wasn’t a full redesign—it was about making the existing layout work better, with subtle but necessary upgrades to make the office clean, cohesive, and ready for immediate occupancy.

We removed one wall and widened a doorway to improve circulation and create a more open feel between rooms—small changes that made a noticeable difference in how the space functions.

A full coat of new paint throughout the suite brightened every room and hallway. Crisp, clean walls helped modernize the space without overhauling it—perfect for a tenant moving in quickly.


✅ Flooring Patching

Where the wall and doorway were modified, CPS carefully patched the flooring to ensure a seamless, professional look without the need to replace full carpet runs.


✅ Lighting Adjustments

To create visual consistency, we rebuilt the existing light fixtures using matching bulbs—simple, cost-effective, and surprisingly impactful in elevating the overall environment.
